At Panshill Fishery, we are committed to providing an enjoyable and sustainable fishing experience for everyone. To achieve this, we ask all our visitors to adhere to the following rules and guidelines:

Our rules are in place to protect our fish and ensure that every visitor enjoys their time at Panshill Fishery. Please read them carefully before booking. Failure to follow these rules, or any behaviour that disrupts the enjoyment of other anglers or interferes with the use of the lakes or facilities, may result in immediate removal from the fishery and a permanent ban.


To fish at Panshill Fishery, you must be a registered member and hold a valid Environment Agency Rod Licence (or licences where applicable). Access to the fishery is strictly to angling members through Swimbooker. However, each angler may bring up to two non-fishing guests, provided they have purchased a guest ticket before arrival and comply with all fishery rules.


Only pre-registered members & vehicles are permitted on site. Access is granted to pre-paid booked members at the gate by calling the intercom. Exit code is provided in your booking confirmation email. The fishery opens at 8:00am. Please do not arrive before 7:50am, as there may be no one available to answer the intercom or grant access.


Please be considerate of anglers arriving for the next booking session. You must vacate the fishery by the end of your booked fishing time, rather than beginning to pack up at that point. If anglers repeatedly overrun their allocated session and inconvenience incoming visitors, we reserve the right to amend ticket times to provide a suitable changeover period.


Visitors enter the Panshill Leisure site entirely at their own risk. Panshill Leisure accepts no liability for any loss, theft, damage, injury, accident, or death suffered by any person or to any property.


Registration/booking form:

Panshill Leisure, including the Fishery and Accommodation is a private site. To enable us to maintain a safe and secure environment for our fishing and accommodation guests, visitors and ourselves, you will be required to register to become a member of Panshill Fishery, and provide the following details when registering on Swimbooker:


Full name, home address, mobile number, email address, copy of ID and vehicle registration.


Failure to provide the correct details will result in your membership being rejected and you not being able to book with us.


Cancellation Policy

Our policy regarding refunds is stringent; cancellations do not qualify for refunds and a date change will be offered instead as long as this is request 48 hours before booking.



General Rules and Conduct


Panshill Leisure operates CCTV throughout the site, including around the lakes, for the purposes of safety, security, and site management. By accepting these rules and entering the fishery, you acknowledge and consent to being recorded whilst on the property. Failure to comply to any of the below will result in you/ your group being asked to leave immediately without a refund, membership revoked, any account credit forfeited and subsequently be banned:


No litter: Please take all rubbish home with you, including cigarette butts, discarded fishing line, and unused bait.

Toilet facilities: A unisex toilet is available on site. Please use the facilities provided and help keep them clean for other visitors.

Dogs: Dogs are welcome but must be kept on a lead and under control at all times. Owners must clean up after their dogs and ensure they do not cause a disturbance.

Alcohol: Moderate alcohol consumption is permitted. Drunken, disorderly, or abusive behaviour will not be tolerated.

Weapons: Weapons and firearms of any kind, including air rifles and BB guns, are strictly prohibited.

Drugs: We operate a zero-tolerance policy towards illegal drugs.

Restricted access: Visitors must remain within the designated public areas. Do not climb gates, enter private property, or loiter around our accommodations.

Noise: Please keep noise to a minimum at all times. Loud music, radios, or other excessive noise are not permitted.

Junior anglers: Anyone under 18 must be supervised by a responsible adult (18+) at all times and must not wander around the site unsupervised.

Mobile phones: Please keep phone ring volumes low or set your device to vibrate where possible.

Vegetation: Do not cut, prune, or damage trees, shrubs, or bankside vegetation unless authorised by management.

Wildlife: Please respect the wildlife. If you find an injured animal, or if wildlife becomes hooked or entangled in fishing line, or if line becomes snagged in trees, bushes, or underwater obstacles, notify Panshill management immediately so it can be dealt with safely.

Vehicles: Vehicles must be parked in the designated fishery car park and are not permitted on the lake banks. Vehicles may be subject to random searches when leaving the fishery due to the nationwide increase in fish theft.

Barbecues: Disposable barbecues are permitted but must be raised off the ground to prevent damage to grass, vegetation, and fishing platforms. Please ensure they are fully extinguished and disposed of responsibly.

Damage: Any deliberate damage to the fishery or its facilities may result in prosecution. Please report any hazards or damage to Panshill management immediately.

Admission: We reserve the right to refuse admission to any person without providing a reason.

Rod licences: All anglers must hold a valid rod licence and be able to produce it when requested.

Lake closures: We reserve the right to close the lake, with advance notice where possible, for matches, competitions, stocking, or essential maintenance. Such closures will be kept to a minimum.

Refunds: All bookings are non-refundable. No refunds will be issued.


Fishing Rules


Fishing Areas & Etiquette

  • Fish only from the designated pegs. Fishing between pegs is not permitted.
  • Please do not approach your allocated peg until your booked session begins or the previous angler has vacated it.
  • Respect fellow anglers at all times. Do not cast into another angler's swim or cast over their lines.
  • Surface fishing is not permitted.
  • Wading, swimming and swim raking are strictly prohibited.
  • Please keep the volume of bite alarms to a minimum as sound carries across the fishery.


Rods & Equipment

  • A maximum of two rods per angler is permitted on all lakes.
  • Hill Lake (Specimen) allows up to three rods, provided you hold a valid three-rod Environment Agency licence, which must be produced when requested.
  • Rods must never be left unattended for any reason.
  • You must use tackle appropriate for the size of fish in each lake:
  • Hill Lake (Specimen): Fish to over 50lb
  • Wood Lake: Fish to approximately 20lb
  • Pans Lake: Fish to approximately 12lb
  • Every angler must carry a suitable landing net with a minimum diameter of 45cm and a minimum net depth of 45cm.
  • An adequate unhooking mat must be used for all fishing.
  • Please note that we do not supply fishing equipment. Before arriving, please make sure you have all the tackle and equipment you need for your session.


Hooks, Lines & Rigs

  • Only barbless hooks may be used. Barbed, micro-barbed and de-barbed hooks are strictly prohibited.
  • Braided line of any kind is not permitted. This includes braided main line, leaders, leadcore, coated braid, braided hooklengths and all other braided products. Only monofilament or fluorocarbon lines may be used.
  • Fishery staff reserve the right to inspect your tackle or request a rig check at any time. If asked, you must reel in immediately.


Important: Any angler found using braid or prohibited hooks will be required to stop fishing and leave the fishery immediately. No refund or credit will be given, and the angler will be permanently banned from returning.


Fish Welfare

  • Handle every fish with the utmost care.
  • Fish must remain over an unhooking mat while being unhooked or photographed.
  • Photographs should always be taken while kneeling. Never stand while holding a fish.
  • Fish must be weighed using a weigh sling, zipped unhooking mat or landing net.
  • Return fish to the same lake they were caught from without unnecessary delay.
  • When carrying fish back to the water, always use a weigh sling, zipped unhooking mat or landing net, regardless of the distance.
  • Keepnets may only be used during authorised matches or competitions.
  • Anyone found deliberately killing or removing fish from the fishery will be prosecuted to the fullest extent of the law.


Bait Regulations

The following baits are recommended:

  • Pellets
  • Boilies
  • Groundbait
  • Hemp
  • Meat

The following are not permitted:

  • Nuts
  • Wet cat or dog food


Sweetcorn may only be used as a hook bait and must not be introduced as loose feed, as it does not break down naturally in the water.


Conditions of Fishing

  • Payment for a fishing ticket confirms that you have read, understood and accepted these rules.
  • These rules may be amended at any time without prior notice.
  • Panshill Fishery is privately managed and is not a syndicated water. While we welcome constructive feedback from our anglers, management decisions regarding the fishery remain solely at our discretion.
  • We always enjoy seeing your catches. If you have photographs or catch reports you'd be happy for us to share on our website or social media pages, we'd love to receive them.
